An appraisal is often an essential part of applying for a mortgage on your new home. Both the National Mortgage Guarantee (NHG) and most lenders require a validated appraisal report. A validated report means a certified appraiser has determined your home's value and the report has been validated by a validation institute (NWWI).
What is a validated appraisal report?
The validation institute (NWWI) checks the appraiser. The institute verifies that the appraisal process and report have been carried out in a uniform, professional manner. This safeguards the quality and reliability of the report, so every interested party — usually the lender — can trust that your home's value has been determined objectively and independently.
What does an appraisal report cost?
We charge € 850 including VAT and validation costs. The costs of financing, including the accompanying appraisal report, are tax-deductible. On average you get around € 300 back from the tax authorities.
When do I need an appraisal?
These are the most common reasons our clients request an appraisal report:

How does the appraisal process work, in short?

You submit a request. The appraiser draws up an appraisal assignment for you. You receive an email asking you to accept the assignment terms.

The appraiser makes an appointment to visit the property. The inspection takes about 1 hour. Photos are taken of the exterior as well as all rooms and installations, and the home is measured to calculate the floor area.

The appraiser completes the report at the office, and you receive the report and invoice by email within 5 working days.
