Higher home value? Your mortgage rate can come down

Lenders add a rate surcharge to the mortgage rate based on the risk they carry. The higher the mortgage relative to the home's value (loan-to-value), the higher the mortgage rate.

If your home has risen in value due to market conditions and/or you've paid off part of the mortgage, you may be able to lower your mortgage rate. Mortgages with NHG (National Mortgage Guarantee) carry no rate surcharge.

To see whether the surcharge can be lowered mid-term, you need to check your lender's terms — these differ per lender. You'll find them on your lender's website. Do check this carefully upfront: some lenders adjust the surcharge automatically. Sometimes only the amount you've repaid is considered, not what your home is worth; in that case it pays to use an appraisal report.

Price of a validated appraisal report (house and apartment)

We charge € 850 including VAT and validation costs.

What do I need an appraisal for?

  • An appraisal may be needed to secure the mortgage
  • An appraisal may also be needed to revise the mortgage; this may mean you pay less interest
  • You gain much more insight into the financial side of the property: if you want to move, you'll have a clear picture of your home's value and what you can spend on another home
